For structural modifications to homes (i.e., extending a master bedroom), the following setback criteria have been set forth in Section A.9 of the CCH Design Guidelines and Standards 9revised August 18, 2018): Minimum distance of 6' must be maintained between the perimeter wall and a house's vertical wall. If the modification will result in a structure being higher than the nearest perimeter wall, it shall be set back an additional one and one half (1-1/5) feet for every one (1) foot of height above the wall to maximum building height of 38 feet. Roof overhangs may encroach into a setback as long as 5' remains between the property line and the structural feature. Structural features shall not adversely affect the view from neighboring homes.
A.10 Setback Requirements for new accessory structures (i.e., gazebos, pool houses, and other free standing permanent structures) for existing houses are as follows:
a. A minimum distance of six (6) feet must be maintained between a perimeter and an accessory structure’s vertical wall or vertical support.
b. If the structure will be higher than the nears perimeter wall, it shall be set back an additional one (1) foot for each one foot of height above the wall to a maximum height of 12 feet above ground level.
